Park it, store it, send it with versatile city-fringe space

A versatile commercial unit beneath one of Auckland’s premier recently completed apartment towers is set to attract attention, offering broad appeal for various commercial and private use options, Bayleys salespeople say.

The 180sqm (more or less) unit titled property at 5 Hohipere Street is in a prime city fringe position, providing efficient vehicle access to Auckland’s Central Business District and key motorway interchanges.

Bayleys Auckland’s Jack Kiely says the property represents an adaptable blank canvas with a tonne of potential for the new owner.

“Formerly utilised by innovative Kiwi sunscreen business Skinnies as its headquarters and dispatch base, the unit’s open-plan layout is incredibly flexible.

“While it perfectly caters to small-to-medium-sized businesses needing efficient warehousing or storage space, it also presents a unique opportunity for private buyers seeking secure city-fringe parking or a functional hobby space.

“Secure off-site storage facilities can be a costly monthly expense, and their locations far away, so the unit would also lend itself to use as a private storage, making it an attractive alternative for those currently renting.

“In this vibrant community, residents could even explore possibilities like creating a personal studio or installing a private golf simulator,” he adds.

Kiely is marketing the vacant property for sale by deadline, closing at 4:00 pm on Tuesday 8th August 2024 (unless sold prior) with Bayleys colleagues James Were and Mark Preston.

The warehouse features a rectangular footprint, pedestrian access, and a separate roller door entry on-grade via Hohipere Street.

The brokers say there is an auxiliary off-street car park and simple kitchen amenities punctuated by a colourful wall and an industrial aesthetic with exposed pipes and painted brick.

The premises form part of the SKHY apartment complex. This two-stage development saw Auckland-based private equity real estate developer Lamont & Co. refurbish an ageing office tower into luxury apartments in 2018.

“The SKHY development, comprising more than 100 apartments and mixed-use accommodation, revitalised a previously underutilised section of the upper city area,” the brokers say.

“With its strategic connections to Eden Terrace, Kingsland and Newmarket, the precinct has become a busy hub attracting a diverse selection of retailers and businesses, which are thriving thanks to the immediate residential catchment as well as a location on popular public transit routes for students and city workers commuting from the central city through the western corridor and southeastern motorway interchange.

“Well-supported by local amenities, including SKHY’s modern security systems and a wide loading dock, this type of versatility is rarely found within city and city-fringe assets and offers an excellent opportunity amid current market dynamics, particularly as it is affordably priced.

“We expect to receive a good level of enquiry from owner-occupiers, add-value investors, private purchasers, and those looking for an alternative to storage rentals.”
